.1 The LESSEE will submit to a mandatory solvency/credit investigation at his expense, which must satisfy the LESSOR.
.2 Proof of employment must be provided within 3 days of an accepted promise to lease.
.3 The LESSEE will take out a civil liability insurance of $1,000,000 throughout the occupancy and provide proof thereof.
.4 First month's rent shall be paid at the signature of the lease via électronique bank transfer (eTransfer).
.5 No subletting, Air BnB prohibited, nor assignment of lease permitted.
.6 The LESSEE agrees to remit post-dated checks to the LESSOR for the duration of the lease.

.11 The LESSEE will be required to pay for non-compliance with the municipal by-laws, any other costs caused by the loss of keys / remote control or any damage done.
.12 If the lease is not renewed at the end of the term, the LESSEE MUST allow ALL visits requests for all potential new tenants, for which 24 hours' notice will be given.
