THE FOLLOWING TERMS AND CONDITIONS MUST BE AN INTEGRAL PART
OF ANY PROMISE TO LEASE
.1 The LESSEE will submit to a mandatory solvency/credit
investigation at his expense, which must satisfy the LESSOR.
.2 Proof of employment must be provided within 3 days of an
accepted promise to lease.
.3 The LESSEE will take out a civil liability insurance of
$2,000,000 throughout the occupancy and provide proof
thereof.
.4 No subletting, Air BnB prohibited, nor assignment of
lease permitted.
.5 The consumption and cultivation of cannabis in common or
private areas is prohibited.
.6 Non-Smoking, including vaping.
.7 No animals without written authorization from the LESSOR.
.8 The LESSEE will return the property to the same level of
cleanliness (other than normal wear and tear) as when first
rented. It is the responsibility of the LESSEE to keep all
filters clean (air exchanger, A/C unit, hood vent, dryer,
etc.). No holes, hangers or hooks without written
authorization from the LESSOR.
.9 The LESSEE will be required to pay for non-compliance
with the city by-laws, any other costs caused by the loss
of keys / remote control / chip or any damage done to the
property.
.10 All kitchen appliances must be returned in the same
condition at the end of the lease, apart from normal wear.
.11 The lease MUST END August 31st 2026, not renewals or
extensions. The OWNER will take possession of the house
September 1st 2026.
